Keenan Development Associates entered into a lease arrangement to provide a campus modernization program consisting of four buildings totaling 376,000 s.f.  Designed by Heery International, Inc. and built by Haskell as Construction Managers, this project provided offices, conference rooms, laboratories, supercomputer rooms, clean rooms, and a central energy plant.  The 40,000 s.f. supercomputer room houses the world’s fastest supercomputer.  The project was completed in August 2003 and was awarded “Certified” LEED status.

The “green design” enhancements included:

  • Water saving through un-irrigated drought resistant landscaping and low usage plumbing fixtures
  • Roofing materials to reduce heat gain into the building and the urban heat-island effect. R-Value over 25.
  • Facilities and preferential parking for carpool and bicycles
  • Materials selected for their recycle content and low volatile organic compounds, insulation value and durability
  • Indoor air quality monitored for carbon dioxide content at all 11 air handling units, and MERV-13 air filters installed
  • Energy Star office equipment installed and occupancy sensors used to reduce lighting usage. Variable frequency fan drives used in HVAC along with variable air-volume distribution systems. Overall energy reduction of 23%.
  • Construction waste reduced, including 3000 tons of asphalt from parking lot diverted from landfill
  • High performance windows and doors installed to reduce leakage from the building envelope, and with high R-Value. Building and ductwork pressure tested using the mechanical systems during commissioning.

The project was a successful collaboration of Haskell with outside architects and engineers, and was achieved an Associated Builders & Contractors “Award of Excellence.”
